MOBILE APPLICATION
Privacy Policy
Effective date: September 4, 2026 · Last updated: September 4, 2026
Quandamn Inspection Services, LLC (“Quandamn,” “we,” “us,” or “our”) provides the Quandamn NSPIRE mobile application (the “App”) and related inspection services. This Privacy Policy explains what information the App collects, why it is used, when it is disclosed, how long it is kept, and the choices available to you.
This policy applies to the App and its supporting cloud services. A customer organization may have its own privacy notice for inspection information it directs us to process. If you use the App through an employer, public housing agency (PHA), contractor, or other organization, that organization may control some inspection and report information.
1. Information we collect
Account and inspector profile information
We collect information you submit when registering or maintaining a profile, including:
- Full name, email address, and phone number.
- Password-based account credentials. Passwords are handled by our authentication provider; we do not receive your readable password.
- Preferred work states or regions, years of experience, and prior inspection types.
- HUD and related professional certifications, certification numbers, expiration dates, supporting credential information, and verification status.
- An optional saved inspector signature.
- Availability status and the date on which you choose to become available again.
- Your choice whether to be searchable in the inspector directory.
- Organization membership, role, license, and access status.
If you opt into the inspector directory, authorized and verified contract holders may search for and view relevant professional profile information, which may include your name, business contact information, work areas, experience, certifications, certification details, and availability. You may opt out of directory search. Inspectors using an organization-owned license may instead be visible only within that organization as required to assign and manage work.
Inspection, property, and report information
We collect and process information entered by you or supplied by an authorized requester, including:
- Property name and identifiers; street address, city, state, and ZIP code; PHA; HUD program and activity; inspection and housing types; ownership, agent, tenant, and property representative contact information.
- Property, building, unit, room, occupancy, utility, access, legal-status, building-characteristic, and certificate/compliance information.
- Inspectable-area and inspectable-item results; deficiencies; severity and correction timing; exact deficiency location, floor, and direction; comments and notes; no-deficiency confirmations; and reasons access was not possible.
- Photographs associated with specific inspectable items, rooms, and deficiencies, including per-photo comments. A photograph may incidentally contain people, personal property, or other sensitive information. The App provides a documented photo-exception process when a photograph cannot appropriately be taken.
- Inspector and property-representative signatures and the date and time at which they are captured or applied.
- Scores, pass/fail results where applicable, remediation summaries, reports, and report history.
- Marketplace and assignment information, including requested inspection type, location, unit count, requested certifications, proposed price, offers and counteroffers, acceptance, cancellation, and completion status.
Inspection results and scores are generated from information entered into the App. They support professional inspection workflows and do not replace an inspector's judgment or a housing authority's official determination.
Precise location information
With the device permission required for inspection use, the App automatically captures precise foreground location checkpoints without an additional prompt at each capture. Checkpoints may be recorded when an inspection starts, when a building is activated, and when a report is generated or submitted. Location records may include latitude, longitude, horizontal accuracy, altitude and altitude accuracy when available, capture time, the associated building or purpose, and whether the operating system identifies the location as mocked or simulated.
We use this information to document where an inspection occurred, help deter fraud, calculate distance or meaningful elevation differences, and create a map link and QR code for the report. The App does not intentionally perform continuous background location tracking. Location information stored in an inspection is included when that inspection or report is uploaded, emailed, exported, or backed up.
Camera, photographs, and signatures
The App requests camera access so inspectors can photograph inspectable items and deficiencies. Photographs are linked to their associated item and may be embedded in reports. The App does not require microphone access to take inspection photographs. Signatures are drawn or selected within the App and become part of the inspection record and report.
Subscription, license, and purchase information
We process subscription and license status, product identifier, purchase or renewal status, transaction environment, and expiration information. Apple or Google processes mobile store payments and receives the payment-card or store-account information used for those purchases. RevenueCat supports cross-platform subscription entitlement validation. We do not receive your full payment-card number from an app-store purchase.
Notifications and technical information
If you enable notifications, we collect a push-notification token, device platform, and notification preference so we can deliver assignment, marketplace, offer, status, and other operational notices. Firebase, Expo, RevenueCat, Apple, Google, and similar service providers may process technical information such as IP address, device or app identifiers, operating-system and app version, request timestamps, and service logs to provide, secure, and troubleshoot their services.
The App does not contain third-party advertising and we do not use inspection data for behavioral advertising. We do not intentionally collect your contacts, call history, SMS messages, microphone recordings, or continuous background location.
2. Where information comes from
We receive information:
- Directly from you when you create a profile, perform an inspection, take a photo, sign a report, change settings, or use the marketplace.
- From an organization, PHA, contractor, property representative, or other authorized requester that creates or assigns an inspection.
- Automatically from your device and permissions when location checkpoints, camera images, timestamps, technical logs, or push tokens are created.
- From Apple, Google, RevenueCat, Firebase, and other providers that support authentication, subscriptions, hosting, storage, and communications.
3. How we use information
We use information to:
- Create and secure accounts, verify email addresses, authenticate users, and enforce role- and organization-based access.
- Create, assign, perform, score, complete, store, display, export, email, and re-send inspections and reports.
- Associate photographs, comments, signatures, location checkpoints, and audit timestamps with the correct inspection item or report.
- Make an inspector discoverable when the inspector has opted in, or visible to the inspector's licensed organization where applicable.
- Operate the marketplace, inspection assignments, offers, notifications, availability, licensing, trials, and subscriptions.
- Upload an organization-requested completed report to the requesting organization's protected storage area.
- Detect misuse, investigate suspected fraud, preserve audit records, enforce agreements, and protect users, residents, customers, and the service.
- Provide support, maintain reliability, fix errors, and improve inspection workflows.
- Meet legal, tax, accounting, regulatory, contractual, and public-safety obligations.
Depending on the context and applicable law, we process information to provide the service under a contract, with your consent, to comply with law, and for legitimate interests such as security, fraud prevention, support, and service improvement.
4. How information is disclosed
- Requesting organizations, PHAs, and contractors. Inspection requests, status, completed reports, photographs, signatures, scores, deficiencies, and location evidence may be available to the organization that created or manages the request and its authorized users.
- Report recipients. Reports may be sent to the property owner, agent, tenant, requester, default organization recipient, or other recipient selected by an authorized user. Recipient addresses entered in App settings may populate an email's CC field.
- Work-order assignees. When an organization enables work orders, authorized managers may share individual deficiencies, property locations, inspector comments, photographs and photo comments with assigned employees or outside maintenance vendors. Assignees sign in using their verified email to view the assigned work order and record repair progress. This does not grant access to the organization's full inspection reports or dashboard.
- Inspector directory users. If you opt in, authorized contract holders may view the professional profile information described above. Marketplace participants may see the information needed to request, offer, negotiate, and assign work.
- Service providers. We use providers including Google Firebase for authentication, databases, cloud functions, and report storage; Expo for app services and push-notification delivery; RevenueCat for subscription entitlement management; and Apple and Google for app distribution and mobile payments. These providers process information on our behalf or under their own applicable terms and privacy notices.
- User-selected services. If you choose to email, share, navigate, or back up a report, information is sent to the email app, mapping app, local-files location, Google Drive, OneDrive, iCloud Drive, or other destination you select. The destination provider's privacy terms then apply.
- Legal and safety disclosures. We may disclose information when reasonably necessary to comply with law or legal process; respond to lawful government requests; investigate fraud, security incidents, or misuse; enforce agreements; or protect rights, safety, and property.
- Business transactions. Information may be transferred as part of a merger, financing, acquisition, reorganization, bankruptcy, or sale of all or part of the business, subject to appropriate confidentiality and notice requirements.
We do not sell personal information for money, and we do not share personal information for cross-context behavioral advertising.
5. Local storage, cloud reports, email, and backups
Drafts, completed inspections, photographs, report-recipient settings, and preferences may be stored locally on your device under your signed-in account. Closing an unfinished inspection does not necessarily delete the draft.
When an inspection was requested by an organization, submitting it may generate a PDF and upload it to that organization's restricted cloud storage. Authorized members of the requesting or managing organization and authorized platform personnel may access it as needed to provide the service. Standalone reports remain local unless you choose to upload, email, export, share, or back them up.
Copies exported to email, device storage, cloud drives, or other third-party destinations are controlled by the recipient or destination. Deleting information from the App does not delete those independent copies.
6. Retention and deletion
We keep personal information only as long as reasonably necessary for the purposes described in this policy. Retention depends on the kind of record, whether it belongs to a customer organization, contractual and HUD-related audit needs, active disputes or fraud investigations, backup cycles, and legal, tax, accounting, and regulatory obligations.
You can initiate permanent self-service deletion in the App under Account & Profile → Delete account and personal data. The App requires your current password and a typed confirmation. Deletion removes the Firebase sign-in, active profile and directory data, credentials, notification and device records, trial and access records, RevenueCat customer profile, and that account's local App workspace. You must first transfer ownership if you are an organization's only active owner, transfer platform ownership if applicable, and resolve accepted or in-progress inspections. Pending assignments and marketplace offers are declined or closed as part of deletion.
In general:
- Account and profile information is retained while the account is active and for a reasonable period afterward for security, support, and legal purposes.
- Opting out of directory search stops future directory visibility after the preference is processed, but does not remove information already received or independently retained by another party.
- Local drafts and reports remain until deleted through available App controls, app data is cleared, or the App is uninstalled, subject to operating-system behavior.
- Organization inspection records and reports may be retained under the organization's instructions, contract, records policy, or applicable law. A completed inspection may be locked against ordinary deletion to protect audit integrity.
- Subscription and transaction records may be retained as required for entitlement administration, accounting, fraud prevention, and legal compliance.
- Residual copies may remain temporarily in encrypted or access-controlled backups until the applicable backup cycle expires.
To request access, correction, export, or deletion, visit the account and data deletion page or contact administrator@quandamn.com. We may need to verify your identity and authority. If information is controlled by your employer, PHA, contractor, or another customer organization, we may direct the request to that organization. We may retain information that must be kept for legal, regulatory, security, fraud-prevention, financial-record, or inspection-audit reasons and will explain applicable limitations.
7. Your choices and controls
- Update eligible profile information and availability settings in the App.
- Opt into or out of the searchable inspector directory.
- Allow or deny camera, foreground location, and notification permissions in device settings. Camera and precise foreground location are necessary for core inspection evidence, so denying them may prevent inspection features from working correctly.
- Choose whether and where to email, export, share, navigate to, or back up a report.
- Restore an eligible mobile subscription through the applicable app store.
- Request access, correction, deletion, or other rights available under applicable law by using the contact method in Section 6.
8. Security
We use administrative, technical, and organizational safeguards designed to protect information, including authenticated access, role- and organization-based authorization, restricted storage paths, and encrypted network transport where supported. No storage or transmission system is completely secure. Protect your device, password, exported reports, and any email or cloud-drive destination you use, and notify us promptly if you suspect unauthorized access.
Because inspection photographs and notes can contain resident information, inspectors should avoid capturing unrelated people, documents, medical information, or sensitive personal property. Use the App's photo-exception workflow when a photograph cannot be taken without an unreasonable privacy risk.
9. Children's privacy
The App is a professional inspection tool and is not directed to children under 13. We do not knowingly collect personal information directly from children. Inspection photographs should exclude minors whenever reasonably possible. If you believe a child provided account information directly to us, contact us so we can investigate and take appropriate action.
10. United States operation and transfers
The App is intended for United States housing-inspection work. We and our providers may process and store information in the United States and other locations where they operate. Where required, we use appropriate measures for cross-border transfers.
11. Third-party services
Third-party services have their own privacy notices and practices. Relevant notices include:
- Google Privacy Policy
- Expo Privacy Policy
- RevenueCat Privacy Policy
- Apple Privacy Policy
- Google Play Privacy Notice
Links are provided for convenience and do not make those providers responsible for our practices.
12. Changes to this policy
We may update this policy as the App, our providers, or legal requirements change. We will post the updated policy, change the “Last updated” date, and provide any additional notice or consent required by law. Material changes apply prospectively unless otherwise permitted by law.
